Creative real estate investing

There are lots of ways to invest your money, but let's face it, creative methods are usually the best. Also, when funds are limited it is always necessary to find creative ways to spend them. For most of us we will need to find creative real estate investing techniques when we want to buy a home. This might be especially true in a bad economy such as ours. Because most of us also don't want to keep renting for the rest of our lives, investing in a home or more permanent property is probably a good idea. So how will you invest in that important new property? If you don't have millions of dollars you will need to find a creative method for real estate investing. What this really means is that you will need to find atleast a few different methods for purchasing the property. Here is a list of a few creative real estate investing methods:
- Traditional loan. Most of us will need a loan to buy a house. If you have millions in cash the best way is naturally to simply buy the real estate at the asking price without any form of a loan. This is because loans require an interest payment that collects over a period of several years. The more of a down payment you can make when first buying a home the better. If, for example, you can pay for more than fifty percent of the home with a down payment you will not have to pay interest on the that fifty percent. However, you should only do this if you truly have the resources to dedicate to a large down payment. Do not empty all of your savings into a large single payment. You never know what emergencies might arise that will require some quick spending.
- Seller financing. This refers to when the seller actually creates a loan for the buyer, enabling them to purchase the property. As with any loan, this would probably include some sort of fixed or variable interest rate set in the agreament between buyer and seller.
- Option. An option is the right to buy a property at a set price. Options are purchased by a seller from a property owner. The buyer can either decide to buy the property at the option price or sell the option to buy the property. This allows the buyer the right over buying and selling the property, and is expecially usefull in situations where the buyer might not have much cash.
- Wholesaling. This refers to buying a large number of properties at one time, often from a bank. Wholesaling might allow a buyer to purchase and then quickly sell in the hope of making a quick profit. Another method is known as the "quick flip," wherein an investor buys a home at no money down and quickly sells it at a higher price. Sometimes this requires finding a damaged or otherwise problematic property for sale at a low price. The buyer would then put some amount of work into the property and quickly sell it. Sometimes this only requires a small amount of work, although other properties can become a real problem as they require weeks and possibly months of renovations.
When participating in creative real estate, as we all will probably have to do, be careful to consult an expert before making any large investments. Make sure the property you are purchasing is sound and does not have any unpleasant surprises. A good creative real estate investment could provide a great home for your family, or a great future sale.
